Fore Golf Services has been spearheading Vietnamese course development projects since 1996, when Vietnam first began the development of modern golf facilities. No one in Southeast Asia can boast this sort of experience, earned and honed over the course of a half dozen different projects. Site Analysis

Nothing predetermines a golf project’s success like the property itself. Fore Golf Asia will assess your property in every important respects:
• Design: Will this property yield a world-class golf course?
• Physical Plant: Will it accommodate maintenance, clubhouse and real estate components?
• Will the client be able to maximize the real estate without sacrificing golf quality, and vise versa?
• Destination: Will the surrounding community and amenities enhance this proposed project, or hold it back?

Development Budgeting

Based on this review of the site and the owner’s vision, Fore Golf Asia will produce a development budget taking into account all possible costs.

• Think about it: Cost overruns of $500,000 are the equivalent of throwing 2 real estate units or 10 memberships in to the trash.

Only by allowing for adequate contingencies will a project meet expectations and budget strictures

Architect Selection

Some architects know how to maximize real estate sales, some do not. Some architects — golf course and clubhouse — bring signature dividends to membership sales, while some do not.

FGA will work together with the owner to select the best golf course architect and the best clubhouse architect given the site, budget and vision.

Plan and Bid Review

Fore Golf Asia will defend the client’s interest at every turn, by conducting rigorous pre-development meetings with golf course and building architects, engineers and planners. By reviewing and providing expert comment on drawings and plans with respect to routing, playability, course design and functionality, the flow of clubhouse traffic, cart and maintenance facilities, Fore Golf Asia will help protect your investment.

Fore Golf Asia has overseen the development, design, redesign and construction of golf courses in Vietnam and across Asia. Fact is, only a handful of Asia-based contractors are capable of properly building a world-class course. We’ll help the client identify and hire a qualified contractor — then we’ll put to use Fore Golf Asia’s vast experience by providing bid specifications and analyses of submitted bids.

Pre-Construction Planning: Course & Clubhouse

Most owners have not build this sort of project before. Fore Golf Asia will be your watchdog, analyzing and reviewing every significant component of construction, including earthwork, feature work, green and tee size, pump stations, cart path layout, irrigation plans, bridge and cart crossing, limits of clearing, surface and sub-surface drainage, sodding, soil amendments, grassing, and grow-in.

With respect to clubhouse facilities, we will analyze and review floor plan layout, storage requirements, food and beverage/kitchen design and layout, cart storage layout requirements, vehicular and pedestrian traffic flow, and interior FF&E requirements.

Construction & Grow-in Oversight

Pre-construction planning isn’t enough. Fore Golf Asia will continually evaluate and analyze ongoing construction performance/costs. We review and analyze contractor requisition submissions, conducting periodic site visits prior to and throughout all phases of construction. We also negotiate with contractors and all facility equipment suppliers, and oversee the interaction of the architect, contractors and owner.

Fore Golf Asia will provide professional staff to oversee the successful seeding and grow-in of the golf course. We will also assist ownership in the identification and hire of qualified course superintendent, who protect the owner’s investment on an ongoing basis.
